In first glance it is concerning to see negative cash flow and an underestimate of your fixed expenses like utilities. I would think you would want to be conservative on these numbers and get actual bills from the current owner. Just my two cents!  Good luck!

I agree with many of your points, @Mike Lambert.  The idea I am trying to get across is that investors should not take the completion of these projects into account when deciding whether to invest in the region.

My only thought about the train is that things don’t usually go according to plan in Mexico, especially a huge project like the train.

And for those of you who are excited about the new train line or airport, don't get too excited.  They've been talking about the airport for something like 20 years!  I'll believe it when I see it!

@Mike Lambert Great insights all around!  There is a lot of great opportunity abroad but you have to proceed cautiously, as you should do in the U.S.  It can be much harder to get good data on short term rentals abroad and it's a steeper learning curve but in my experience totally worth it.

@John Flanagan I invested in Tulum.  It is a fast-growing area with lots of tourism.  There may eventually be an oversupply of rentals, especially one bedroom and studio condos, so it takes time to figure out what investments are worth pursuing.  We built a one family short term rental so I think we are very well situated to continue to make a nice profit into the future.

I have invested in Mexico and the ROI is very good, especially compared with investing in the U.S. It is a matter of doing a lot of research and taking time to build connections on the ground. Happy to discuss with anyone who is interested.

Hi BP community!  I'm seeing wild variations in terms for hard money loans - both bridge and long term.  For those of you who have done deals with hard money lenders, what do you look for?  Reasonable rates (around 7%) and fees (1-2 points) plus no prepayment penalties seems like a good start, but what else should I be looking for?  Any recommendations for a national lender?
