Hi Everyone,

I’m looking at an investment property in SoCal and I’m noticing very low cap rates. Is this common? Are (Airbnb) short term rentals profitable?

Or is it better to just go with longterm rental options? I’m just shocked how low of return these investments make.

Hi @Kyle Madden interested to see how things are going with REI plans? I'm thinking of doing something similar in Alberta (region. It's definitely not as hot as Vancouver, so it's a little more risk in that sense.

This is all really great info.  I am in Alberta and the opportunities are there, but quiet few compared to Vancouver.  My main concern is always maintaining the property.  As I am seeing labor costs are quiet expensive in Canada.  Anyone have any efficient methods to reduce those costs?

@Jonny Van Dyck are the higher end places easier to maintain or do you find tenants contact you for maintenance quiet regularly?

Wow, that makes sense now that you point that out. Perhaps I'll get a downtown condo and Airbnb it.  Gotta check the numbers on that, but my hats off to you..it's not an easy task.

That's interesting.  I am still learning about the Calgary market, but it seems clear that single family homes are the best way to invest.   Do you find plumbers and electricians the most important?  I guess it's important to learn some stuff as you mentioned, but I am looking to see who is the most important to find and build a trusted group.  Thank you again for your feedback.

Hi Anthony,

Thanks for your post.  Do you find maintaining the property with renters difficult?  I am noticing that labor costs are fairly high in Canada.   Or do you have a trusted group that you can contact for easy to handle issues (toilet clogging, etc.).

I am in Calgary as well.  I agree with you.  I just moved here from the states with my family and was surprised how clean the city is..I do think there are opportunities in Edmonton too, but I haven't traveled there yet.

Hi,

I recently moved to Canada with my family for my partner's job.  I am considering investing in a rental property (condo/townhouse).  I am originally from the states and not sure if it's worth buying a property here (I am concerned about labor costs for maintenance) or should I do a house flip since there are some opportunities in Alberta (Calgary primarily).  Anyone with experience in the Canadian market?
