Amarillo is a great place to buy a home, for rentals or a primary; just buy right initially and you're set.

We are still many units away from where we will need/want a property management company for our property but we've decided to start asking around for reviews and ideas. Our original plan is to bring someone on in house to manage ours and some friends' units, idea being they would do things our way and that way we could insure, so to speak, customer service and overall performance. While we're not opposed to this idea I just have no real clue how feasible or financially obligatory it really is. So, that being said, if you have used a management co in amarillo Texas, who did you use? What was/is your experience with them? We like to take care of our homes and tenants and don't want either to be run into the ground. All feedback is welcomed and appreciated!

My local banker requires 15% down and can be used towards the rehab process. It's pretty phenomenal but our first two were bought with 25% traditional financing.
Commercial lender is the way to go for sure, my bank has made my growth exponential over the last year!

Hey Daniel, I've actually used y'all for flooring on a couple of my houses. They did a great job for anyone reading this. I'd be happy to give you any info I can for my limited experience. My banker is on here as well if you're needing his info let me know. That was our biggest hurdle to growth initially and they made it so much easier. Good luck!

Just out of curiosity, how come you'd like to take on that extra expense? I found for me, probably because of my tenant class, that everyone wants to apply when they don't have to pay for it. I guess I kind of use it as a weeding out mechanism.

We actually use the tenant screen by trans union. I think it's lacking in some situations and appears to be some how difficult to navigate for my tenant class. I transfer the costs to the applicant but I believe it allows for the landlord/Pm to incur all costs and just sends them an email for ID verification. Relatively painless most of the time and their CS is pretty responsive.
