Im with Michael. If your planning on flipping the house the goal is to appeal to the greatest amount of buyers. Adding a stain to your floor might look great but it also gets nichey. Some people may love them, while other people may not. Especially if the potential buyers have dogs, they may think the dogs could scratch up the floors.

I am looking for a good bank to refinance several properties I am buying cash for. I am looking for small banks that are doing portfolio lending in the Denver and surrounding areas and are willing to lend up to 75% LTV. Does anybody know anyone or have any tips on where these banks are? I am having a hard time tracking these banks down. Thanks!

Thanks for your help! Primarily I am looking for houses to flip. Once I have built up a little money I want to start holding. If my plate was full I would wholesale the property, but at this point I am still getting deals few and far between. I have worked short sales before and are not opposed to them either. I appreciate your responses looks like pre-foreclosure might be a good place to start.

I thought I would start a conversation on what area you have had the most success with in regards to direct marketing mailer. I have had minimal success with NOD's but I suspect everyone targets these people. I am about to kick off a new mailer campaign, but i'm not sure which group(s) to target. What group do you get the best response from?
