Post: Residential garage for storage eviction

Hey guys,

New real estate investor here. I have two properties rented and a PM that manages them.

I recently found an inexpensive property for sale in indiana. Just a two car garage on a 4600 sqft lot. It has a structure attached to the garage that used to be a house but is gutted mostly and unlivable, might be condemned. My interest is in the garage for storage.

I'm talking to the realtor/owner who is out of town and bought it in a tax lein. They say the next door neighbor was renting it (stop paying) for storage and continues to use it. He was also using it before the tax lein. He signed a contract but the owner never pursued eviction.

How should I approach this?

Is this an easier eviction because its not a home?

Hey guys,

So this past July I bought my second rental property in a low income neigherbood from a cressy and Everett realtor who so happened to be a property manager as well. She managed that property for the previous owner so I hired her on to continue to manage it for me. Fast foward 5 months and I have yet to recieve any income from this property. I remember in the sale mentioning evecting the tenant for property damage to which she agreed and mentioned that they owed the previous owner money still. Over the months I have asked about rent through this process and she said they've made repairs to the damage house and are making progress. Now, I have no basis or proof of this but I'm beginning to feel a little suspicious like maybe she's keeping them there to pay back the previous owner who she still manages property for and has significantly more properties than I do. This doesn't seem usual to me and I don't think she's the type of person to put up with that unless there's some personal benefit. Please give advice, thanks.

Hey I finally took the plunge and bought my first property at 28 years old! Woohoo! Its a rental property here in Indiana for 36k, has a renter already in it at the end of the lease doing month to month. Not a huge cash cow but useful to show as a loss on my income when I keep track of my expenses. I'm working as an electrician making good money and I wanted some advice on how to proceed. Closing and down payments are a lot. If I keep on doing small deals I could see this taking a while. What are some ways you guys get enough money for another deal? Of course I'm not going to do something again right away but I'd like to start planning and making a path so I'll be ready when the time comes. Also any other advice that you have would be greatly appreciated. Thanks!!
