Hey everyone! What does it mean when a property has parcel taxes sold in its records? Looking at the parcel number on my local county website I got this and am confused by what it says. Thanks ahead of time :)

The average rent for a 2 bedroom in my area is about $500. So probably $500 for the 2 bed unit and $400 for the 1 bed that we would make to get a total of $900 a month.

Hello everyone,

I am new to the world of real estate investing and have found a property that seems to be promising. It is currently foreclosed on and the description says they're looking for a "short sale" which I think means they take less money than what is owed?

I am pretty handy so I would probably try to put in a staircase to the upstairs from outside and separate the two levels to create a duplex after doing some general stuff to clean it up a bit like new carpet.

Below is a link, I would love some thoughts from those of you with more experience on what you would do with this kind of property. Or is this a bad deal for some reason I'm not familiar with?

Thank you ahead of time

Post: Can I buy real estate if I already have a mortgage?

Hello everyone, I had a simple question for all of you here.

I want to invest in real estate but I bought a house for myself and my family 2 years ago with a mortgage in the ballpark of $95,000. I've been making the payments just fine but I still owe well over $90,000. Is it even remotely possible for me to invest in flipping properties or a small duplex of some sort or will I need to pay off a significant amount on my own home first?

Thanks ahead of time!

Nice to meet you Dan!

I was actually about to click your post when I saw you commented here.

Yeah, t-town is right around the corner here. I pass through every day for work. Thanks for introducing yourself, it's nice knowing there's others new to real estate around here. Hopefully as we learn we can help each other out considering how close we are.

Hope to see more of you in the future and I wish you all the best with your business and your real estate aspirations :)

Hey everyone! I'm a young guy (24) who wants to build a future for myself and my future family through real estate investing. I am excited to get to know all of you here. I am currently doing research through the wonderful free resources on here such as the Ultimate Guide and the 4-part video course. From what I can tell the two vehicles I'm most interested in are going to be wholesale and flipping.

If you happen to be from a small town like me I would love to hear from you about how it has created unique challenges for you in your real estate career so far.

Looking forward to meeting you!
