In the bigger pockets rental property calculator, what source should I look at in order to plug in the current interest rate?  I looked at Freddie Mac and found 5.5% as of 8/25/22. Is this correct? Am I looking at the right thing, the right website, for when I’m doing my numbers? Thank you.

Thank you. This equation really helps. It is teaching me that maybe I should wait a few years and build up equity before cashing out. The amount isn’t very much if I cash out right away after a small-ish renovation (using your equation). Appreciate your help.

What is cash-out refinancing? How does it work? I don't really understand the math. Do I rehab a short-term rental and then get "cash-out" for the difference between old and new value? If so, I was hoping to do this and then use the "cash" to invest in the next STR. Thank you.

How do I do the math for short term rentals on the bigger pockets calculator? I am stuck on what to put down for the monthly rent part of the calculation. Thank you.

Thank you, Nathan. Our house was an FHA loan under one spouse's name alone. Can we apply for another FHA loan under the other spouse's name? So that we can give a lower down payment than 25 percent?

Can I pay the down payment on an investment property with a home equity line of credit or home equity loan? The mortgage banker I spoke with said we had to have 25%.
