Hi Lawrence, It is in LA county actually, so it certainly helps. Yes the leases are expired and on month to month now. I may keep it for now and renew them with my own later this year. Thanks so much for you feedback.

Hi PB, 

Do I need to have my own contracts with inheriting tenants? If I buy a new property with inheriting tenants that have already leases contracts in place with original owner, Do I need to have my own lease contracts or I can just use those as long as I have Estoppels Certificate signed by them?

Seller made counter offer asking to remove appraisal and loan contingency..... I'm confident on my abilities but if something happens and my loan is not approved..... can they really take the initial deposit if they have other back up offers

I'm Buyer and i contact the listing agents directly. Can i ask the listing agent 1.5% of his commission to give back to seller so seller reduces the purchase price. Seller is paying 5% 2.5 +2.5 total. If yes when and how should I ask

Get your own agent.  The seller's agent represents the seller.  The commission is set by the seller and paid by the seller and already contract.  So if you don't use your own buyer's agent, the seller's agent just keeps the entire commission and does not split.  It's really not any less work for us because you don't have your own agent, and perhaps even more work for us.   

2.5% equates to 40k. I wonder how much of additional work he does that doesn't wort 40k.

@Joe Villeneuve how much is too high? Is 25 to 35% reasonable?

I'm a buyer and using sellers Agent as my agent. Im doing this to get a better deal. Should I mention to the agent about commission and if I can get anything or not. If so how should I ask.
