Section 8 can be a heavy hitter because there are so many guidelines that need to be followed yet and still it can also be rewarding so long as you treat your tenant the same way you would a regular LTR tenant, with screening, etc. 

As for where you should invest, I noticed you are in Lawrenceville so something close to home would be a smart move. Especially for your first property, Lithonia and Stone Mountain might be a good start due to affordability.

For financing, there's a multitude of strategic or creative ways you can go about acquiring your first rental. Seller financing is an option or locating a landlord who's exiting the program is another option just to name a few.  

Wow! I really appreciate it. I thought about those very locations. However, I did not want to be too timid or stay too comfortable. But maybe for the 1st rental that might be the wisest option.

As a realtor, do you see any good potential starter options? I would like to crawl before I walk. 😇

Hello Nader,

Yes, I would be interested in picking your brain. I set up a REI company and set aside some cash, but would not be able to do an all cash deal to start.

My concerns are two part:

1. Where to invest, I live in GA. Would it be best to get the first property close to home?

2. Financing. How do I get a loan for a property to S8? I would need to use some creative financing since DSCR loan would be tough since no income from the property because there is no tenant yet.

So, that’s where I am. Trying to understand step 1 and then step 2. 

Would love to know what you did to get the first one.

Hi Everyone,

Created an account since November 2023. Have done a bit of research on all the strategies.

So far, really like the idea of getting into section 8. Would really love to connect with anyone who can help a newbie take a first step towards becoming a section 8 land lord within the next 90 days. 😇

Excited and can’t wait to start.
