AFEX is the best. I use them personally and all of my Australian clients use them. I can hook you up with my AFEX dealer in Melbourne if you want an intro.

I have a bank that will lend to you in Arizona. I work with Melbourne and Sydney clients buying SFHs with real US bank finance. I also have a source of short term private money with the goal to refi into a traditional loan for deal in my local market in Cleveland.

Hi BP investors,

I recently moved back to the USA after a seven year stint in Melbourne, Australia. Real estate is the go to investment choice Down Under. It's expensive and the majority of newbies run into problems and quit. 

I wrote a book about my experience as real estate investor and how I recruited a team to 1) launch a business in a new country and 2) assemble a partnership to develop new build sites. My goal is help REIs avoid many of the predictable rookie traps that lead to bad experiences and financial disasters.

Hey BP community,

I currently live in Australia and work with Australian real estate investors who are placing their capital to the US RE market. The past 5 years acting as a US property buyers agent, with 100's of transaction completed, has delivered valuable insight into what works well and where investors really need to focus their attention. In order to reach as many new and aspiring RE investors as possible I wrote and recently released, Real Estate Is A Team Sport.The 9 Players You Need To Profit. 

Here's the rub, I'm not intending to retire off this book, nor is this post a call to action to sell books. I am however looking to connect with other people who want to make a difference and see other investors succeed.

I have great mentors who gave me the secret sauce I write about. Guess what..? when I took short cuts early in my career (ohhh the 20's), I was dealt some harsh lessons. Now I build my team first. You can successfully invest in any market, anywhere in the world with a skilled team playing the game with you.

Hi Donald,

I'm a mid-westerner living in Australia. Foreign investors can only buy new builds or off the plan property down under. I'm a developer and tapped into the market in Melbourne, Geelong (1hr south of Melbourne) and Torquay (home to Quicksilver and RipCurl). Australia's a capital growth investment more suited for buy and hold. My business partner is a licensed lender as well as a residential/commercial developer if your interested. Quite a hike from B-town though...

My company America Property Source assists Aussie investors who want to own in the US.  We provide our clients with a team of professionals on the ground to work with including; insurance, property management, RE agent(s), title agents,  FOREX, accounting, legal and banking.  All the key people and supporting services are covered. You will need to source and more importantly trust all of these people in any country you invest in offshore. As you know going international takes a bit of effort so I'd research companies that work exclusively with foreign buyers and will educate you on the local real estate culture and tax laws before you decide to put any money in. Find an accountant that understands international asset accounting when you get serious and maximize the tax & travel benefits. Hopefully this helps!

Great choice making the decision to become an RE investor and joining BP! Take the time to learn about business structures, asset protection & tax benefits. There are great RE specific accountants, lawyers, insurance agents and mortgage brokers on BP and down the street who will work with you as part of your overall team and support network. Prepare and take action.

Form Sydney to Toledo...could be a book.

Melb is great for the super rich who negative gear and that's it! Geelong actually has buy and hold cash flow gems lurking. Most are better to push over and build units.

We moved to Torquay and I have two development sites on the go at the moment. A 2 lot sub in Geelong and a 5 lot sub in Torquay. Development is the only way to make money in the Aussie RE market. I'm lending to local investor for some Aussie style fix n flips & manage his renos from time to time. They're creative contracts with the vendor deals.

As you well know the cash flow is in the U.S.A.

Hi Mike,

Thanks for breaking the ice! The Aussie's take their vacation time to another level! 4-6 weeks/year for the average "bloke". It's been a great life experience living over here for the past 5 years. I def learn something new every day! RE investing is quite different in OZ and I intend to share some of those with the BP community in the months to come. For example multi family doesn't exist!
