Post: California-New tenant would like to add additional tenant

I recently rented the front unit of my 1bd/1ba duplex to a new tenant. A few days ago she asked if I would consider allowing her boyfriend to live there as well. I am not entirely opposed to the idea, I just want to make sure I am following the correct procedures. She is about 3 months in to a 6 month lease, which defaults to month-to-month after that. If I do decide to allow the additional tenant, should I re-screen and then potentially re-issue a lease to include both of them? For how long?  I am located in California.

Hi Tyler,

If you are interested in South Lake Tahoe specifically as a potential place for one of your vacation rentals (as I read in another of your posts) make sure to stay up to date on our current proposed ordinance changes. VHR's have been a hot topic garnering increased regulations and stipulations over the past few years with the city of south Lake Tahoe. Just over the county line (El Dorado) and the stateline in Nevada you will find less barriers to entry, but our city council has indicated that other communities around the lake are looking towards the city and the decisions it makes regarding VHRs as a starting point. I live in & have my own small vacation rental in South Lake Tahoe and I also help with the bookings and communications for 2 larger VRs for a friend here as well. We've both had success and positive cash flow for years but I agree with Jason & Jon that purchasing here needs a more detailed look. The costs can be high especially if you are using a full service management company, and while changing, the Tahoe area still has two distinct busy seasons, meaning 2-4 months of slow time where you may not cash flow. Like Jason mentioned, the inventory is high here so its important to buy a unique or special place in a good location, and make sure the furnishings, home,  and services you offer are well above average to attract bookings. Its also worth noting that vacation rental vs. affordable housing for locals debate in the City of South Lake Tahoe is a hot topic, with greater restrictions to acquiring & running a VR. I'd strongly advise to become educated on the issues we are experiencing here as well as look to possibly purchasing in the 'County' area instead of the city.
