@Peter Kozlowski I am not a lawyer, but in our experience with slow contractors, I think the thing to keep in mind is communication. It is alright to be frustrated and angry, but when speaking with your contractor, keep a cool head and try to find out what is really going on. Their quality of work might be amazing, but running a business is just not their forte. Keeping a cool head will make breaking off a contract easier and cleaner, without the need to litigate.

This only works if your payment schedule did not include fronting a large potion of the costs in the beginning. We’ve began instituting a small bonus of 5% of total labor cost if contractor finishes on time, as well as a fee per day deducted from the final balance owed, for every day it goes over schedule. This is agreed upon mutually prior to the start of the job. Good luck!

@Provi Hall Hello and welcome to Chicago! @John Warren was instrumental in helping me and my fiancé buy our first MFH in Berwyn and it has been going great. it is a great neighborhood with no shortage of tenants, and it is far enough away from the rougher parts of town. John is also an excellent resource for building your network of handymen, brokers, lawyers and CPAs. He is great!

Hello All!! Long time lurker here, finally making the jump. My name is April, I am 31 years old, and I am currently employed as a Nursing Practitioner in the Chicagoland area. My fiancé and I are building our portfolio and have been learning about real estate investment for some time now. Before learning about REI, we bought our first home in Bolingbrook, IL in 2014. We have now recently rehabbed it, and will be putting it on the market soon for rent. We also recently purchased and are currently rehabbing our first 3 flat multi family home that we purchased in Berwyn, IL. You guessed it, we are BRRRRing!
