There are also very high cash on cash returns that come with more risk in C and D class areas. I usually suggest people get a low risk first investment, learn the market, learn the process, and take on more complex investments as they learn.

Great portfolios are balanced between nice low risk properties, some cash flow properties, etc…

Hello Oz, thank you for your response. Our goal is to find a duplex and/or fourplex in a good area that provides good cash flow and potential for appreciation. We have been doing some initial research but would like to speak with someone like you that have the experience and knowledge to guide us further.
If possible, we would like to jump in a quick call -whenever convenient for you- to chat with you.
We will be traveling to Buffalo on April 22nd for three days and we are in the planning stage of our trip so every tip and piece of advice helps tremendously.

I would advise you to interview investor agents and find one that best meets your criteria. Investor- Agents have a better understanding of profitable locations and help you understand numbers. They also have connections to contractors, lenders, and many other people that can help reach your goals.

If you're looking for an investor agent I would recommend using the "Find an Agent" tool at the top of BP. It will allow you to select an area that you are interested in and will show you different agents in that area along with their BP account.

Hello everyone, we are very thankful for bigger pockets to provide this forum.

We are two Canadians interested to explore the Buffalo NY duplex and fourplex real estate market.

However, we do not know the City and are worried to make a huge mistake on our first venture to invest in USA.

We would highly appreciate all of the guidance, insights, and advice that other experience investors can provide us regarding better neighborhoods to invest in and what places to avoid.
