Hi all,

We are actively putting in offers on homes in the KCMO area as first time, long distance investors in the area. Its time for us to start looking for great support people. Looking to network with some great handymen, cleaners, contractors in the area. I'm still so amazed at how great of resources I find here in the forums and I'm looking forward to connecting with more fantastic people.

On the flip side, if anyone lives in KC but owns a investment property in the greater Seattle area and wants a local contact feel free to reach out! I owned a personal concierge business and did a lot of airbnb turn overs in the past. If you need someone you can trust to check in on things for you, let me know! I am now acutely aware of how vulnerable you can feel being a out of state investor.

 Well, first time OOS investor here to answer your question as I literally walk through this new process at this exact moment :)

Btw, I'm looking for a investor agent right now (insert winky eye). What I am needing to move forward:

1. A agent who is willing with walking through different investment strategies in the Kansas City are with a newbie and all the annoying questions that will likely come with that. Are you willing to look at and or help write up a analysis of said properties to rule them in or out? 
2. Someone familiar with the Kansas City area, has 1st or 2nd hand experience with references like cleaners, handy men, utility bill estimates ect. 
3. We hope to do maximize our investment property and do a STR/MTR, so experience with these are a plus +

I'm ready to move forward now, just starting to reach out to people who might want to be on our team. I can not speak for others as to what holds them back, but its usually in my opinion the insecurity of making the first step of saying, I don't know what I don't know but I'm damn ready to learn. This, is a statement that I'm really good at saying lol. We are ready, prequalified and actively searching Zillow and realtor daily, so anyone reading this who has what I need, please reach out!

For utilities you can call the utility company and they can give you an average cost for a specific property for the previous year. 

Landscaping depends on trees/bushes/flowerbeds etc. I would say $250 on average monthly. If your property has lots of southern live oaks you need to factor in another $500-$800 every other year for tree trimming

As for scorpions, spiders, snakes etc. I’ve not had a problem with any of these in the 2 years I’ve lived here. I moved from north GA and had way more bug issues there. However I would still recommend regular pest control service which is usually around $50 monthly

I'm on the Investment Team at PMI Birdy Properties and help clients acquire properties for use as STR. My brokerage also manages over 100 STR doors in the area but you are not required to use their services if you use me as an agent.

Super helpful Tiffanie, thank you! Do you have an opinion on the Converse/Kirby area as a STR market? We have never been to San Antonio, so we are only looking at area's that fit in our budget so not stuck to one location. How about cleaning companies and handymen? Any recommendations on good companies/people?

I appreciate your calming of my mind about the bugs. You are totally right, the Carolina's have some of the biggest bugs I have ever seen lol.

Hi! My name is April and my husband and I are actively searching for an investment property in San Antonio, TX. Hoping to reach out and meet some of our new AirBnb/ Mid term rental community members here, say hi and maybe share information. For analyzing the houses, we don't know information like, what the average utility bills are, cleaning costs/yard maintenance? Or other fun questions like, how to do you keep scorpions the HELL away from your property and what other kinds of bugs do I get to be acquainted with now? We will be buying sight un-seen for a now, so we will have so many questions! Hoping to find out too if there are local rental hosting groups that already exist.

So today we decided to go see our bank and just ask a bunch of questions about what we need to move forward. Looks like we are gonna start looking at properties sooner than later and I can not even explain how excited I am! So I have a few questions to throw out into the universe. Are there any invtestor savy real estate agents in the Lake Stevens, WA area as we are now looking for one.  We are also looking for a good appraiser for our own current property as well.

And just throwing this out here, anyone local to me that needs help with there own properties can call anytime. I am willing to work for free with other investors to gain more experience.
