I am looking for either a 5-20 multi-units in B and C class or a triple net retail building and strip center with at least 8 % cap rate, all under $2M. I am open to location as I havent found my niche yet. At this time, its all about the number (cash flow, ROI and potential appreciation last).

Hi Meridith, I am a new commercial investor too and was concerned about calling brokers as well. But I was listening to a commercial real estate advisor on youtube and he said “they are just people like us, with same life challenges.  Best way to get started is to just jump in.” I did and so far they have all been very professional. Plus as an investor, your are their client - thats how they earn their pay check.

@Dan Bernstein, I am not sure where to find boutique commercial broker in my area aside from going to a lot of REI meetups.

@Joel Owens, I am trying to invest in commercial property. I keep my real estate license simply for investing purpose at this time.

Hello! My name is April and I am a new commercial investor in Orange County, CA. I would love to get some suggestions on creative marketing to obtain off market deal for 5-20 multi-unit apartments in Southern California. I hear a lot about direct mailing "I buy property for cash" but that just does not seem to fit for commercial property owners since the value is so steeper than residential.

I was looking at a mobile home park deal and reached out to Chase and CBRE and they loan program and found that they don't fund mobile home park. Would love to learn more about mobile home parks financing is different from multi-unit and how to find the best lending companies for mobile home parks.

Adam Sherrit - contact real estate agent. They can get that list from Realist which is part of their MLS access. I have my MLS access here in LA county and was able to pull that info.
