Has anyone heard about this? Where you can get 1% per month from your cash as a lender? I have been approached. I just think it sounds too good to be true

Thank you! Any input will be gratefully accepted. I suppose I need to research Property Managers. That can really be a problem. Need to know before I buy!

I am now looking at 4 plexes in Arizona and Texas. I feel like I'm throwing darts at a map using realtor.com MLS

I don't know where is best to look.

That is a lot to consider. I'm a work in progress, hoping to create wealth. 

I am open to the learning process while overcoming anxieties. I am on my own and grateful for this forum.

Hmm...which natural disaster do I fear the least? Which states are most tax friendly(California is killing me)? Where do I find trustworthy property managers?

Also, the bank said that they were more likely to use my primary as collateral than my duplexes. I don't really understand the logic.

I'm feeling stuck. I have two duplexes and my own home, all paid for, totalling about 750k. I depend on the income from the duplexes to live (about  $2,200 and $1600 monthly) but am barely making it. 

I have been looking at MF properties in states other than California such as Missouri and Kentucky, and finding the ROI is much better. MUCH BETTER.

I have been nervous about letting go of the one duplex by the beach that gives me the $1600 monthly, but my RE agent can sell it for 235k, purchased last year for 185k.

I want to purchase out of state with a 1031 and have a property manager that I can trust. 

I also have around 100k saved to use toward purchase.

I guess I'm hoping for reassurance, maybe experienced people who have done this. 

And how do I find the right Agent and Property Manager?

I really need to make more money. 

Also considering taking a LOC on my residence.
