@Ani Kap LVT / LVP typically is $4-$6 per SF installed. You should triple bid it. Just remember if it seems too good to be true then it probably is. I don’t recommend going with the lowest quote. Usually middle is good.

Hi All -  I recently moved back to Texas, purchased a house-hack in New Braunfels, which I AirBNB. Historically, I've done my taxes on TurboTax, but would like to find someone who can help review my taxes and someone to help me strategize how to set up shop for the next investment. Happy New Year! I am exploring relocating from the LA area back to Texas, specifically San Antonio. I will be working in South Texas, but mostly remotely from home. I am unsure how long I will be there and would like to start out as an investment occupant then turn it into a rental property in a year. My question is for investors and wholesales: How do you identify RE agents, what are the ideal cash flow zip codes (I'll be living these, to start, so I don't want to live in an area that I'll need to get a pit bull) & what property management companies are the best in the area. I've been in contact with a HUD agent, but the inventory is next to none it seems. Thanks so much!!

@Gonz Trevino - I too am moving to San Antonio and want to start out as an investment occupant then will rent out the property 9-12 mths later. You mentioned you know great neighborhoods that cash flow. Mind sharing them with me? Also, who do you use as a broker? I don't feel like all are equal and would like to identify one who has investment foresight. Thank you for you time!
