Lakefront home in Malta, NY on Saratoga Lake with 70ft of lake frontage. Year round living and only 4 miles from the race track in Saratoga. House needs some minor work to be updated, but definitely room for profit on a flip or use as a vacation rental property, especially in race season.  *Not under contract yet* but will quickly do so for an interested buyer! 

I’m new to the wholesaling deal in NY state as well, but as far as my knowledge goes, you have to have both parties sign an assignment sheet, unless you are planning to do a double close, so that each party knows what you’re making and agree to the assignment of the contract. Then you give that information to your attorney or title company and they will handle the closing and cut you your check.  I do have a question for you though, did you have to pay a fee for the contract that he gave you? Because I’m running into that problem currently. They want a big chunk to draw up the contract and then 1000 deposit? I don’t have that and I’m wondering if there is another way where I don’t have to pay such large fees to even get a contract? Hope my info helped!
