Looking for a point in the right direction. If this should be posted somewhere else let me know.

Good day - in need of an advisor, happy to pay the right person.

Situation
1. How do I take profits my tour business generates and use that to buy real estate?
2. I have decent assets but do not look good on paper. As a business owner, I operate at a loss to avoid taxes and am not eligible for a conventional loan.
3 My business and assets are located in CA and I pay taxes there, and I am currently located in Illinois and want to invest there. So I have the trick of dealing with taxes both in CA and IL

Question
Does anyone have a recommendation for some advisor, CPA, or other that would be able to assess how I can purchase real estate through my business profits and leverage my assets while keeping taxes and other fees low?

Please advise if you can. Appreciate it and you all,

Good day all - We are looking to build an ADU (Grannyflat) on our property in the Oak Park area of central San Diego. It will be a two story 1200 square foot unit. Preferably, we would enjoy finding a contractor who had access to a team that could do the electrical, plumbing, architecture, permit fillings and so on.

Please advise if you know of such a being or if you have any pieces of the pie your recommend, such as an Architect/Designer, electrical person and so on.

This will be our first time doing something like this so any advice at all is appreciated.

What I am getting from my research is that it is very split with little middle. People either like the idea or dislike it.


What might be the best approach it sounds like is actually buying the solar panels. When I meet with them I'll get firmer information on a full assumable leases - that is useful. Otherwise I may look at other options and get some competition going. It is tempting to get them with no money down though.

Will keep it in mind when I acquire some colder climate properties - currently looking at the suburbs of Chicago, so ideal advice.

Thank you Alexander, appreciate your thoughts.
They claim that the cost of the solar per month at current historical use with them would be cheaper than what they are paying through our local utility and much future at the predict raise rates of the local utility.

So if what they say is true the renters would be paying less per month for the same amount of usage and I (the owner) would not pay anything, all that needs to be paid is the monthly bill.

Feels too good to be true plus my major worry is not owning something that is tied to this SFR, especially if I have to sell it. Partially a question on whether or not the discount would be significant or as you mention just slight which I am inclined to believe and that would nullify it. If they are telling the truth it does sound tempting.

Good day all -
Looking to clear up cross-messaging I'm getting.

A company out in CA called "Vivint Solar" will install solar panels on my house with no money cost on my end. They are competing with our local utility who is in the process of raising rates substantially, and if I believe them there would be savings over the years. Vivint will own the solar panels and offer a vague, you can purchase them off us in 7 years at a deeply discounted rate.

Question | Argument

Vivint claims that having their solar will raise the value of the property.
A reviewer I read claimed that due to the fact I would not own the solar panels, would actually lower the value of the property. 

Would installing Solar Panels you don't own increase the value of the property if sold or would it decrease the value?

Does anyone know Vivint and have an opinion? Their reviews are very mixed.

Please advise and apologies if my posting format is off - this is my first post :)
