Hi, I know "it depends" but in general how should I estimate maintenance cost of a property? 

I'm seeing a 100-year old house "completely renovated, systems and cosmetic" in 2011. Is there some sort of guideline that I can follow to budget the maintenance cost for an old house like this? (It's a remote location and I'll hire a management company or handyman to service it).

Thank you Jd, very helpful. Are these deductions only for federal tax or state and local tax as well?

So the tax code says that a rental property depreciates over 27.5 years, i.e. 3.64% a year. So does this mean that as a landlord, I dont pay tax until I make 3.64% x house price? 

And if I pay down 30%, it means that I dont pay tax until I make 12.1% on my investment? That sounds very good. Am I missing something?!

Hi I'm looking to buy a multi-family property within 2hrs driving distance from NYC. Where can I get good information on rental yield so I know which area to focus on?
