i thought of selling ,when this whole thing started.but now ,i think different,this covid made me a better landlord in the long run.i mean in profit,not in the way i took care of properties.before i did stuff without thinking of the cost.just spend it.now i really treat this as a business ,not a side hustle,now really checking out incoming tenants,more involved in landlord meetings and other stuff.in the long run will create more money .i was one of those softy landlords that would try to help out a trouble tenant, and then get bit in the ***.now if you do not meet qualifcations,that apt will sit empty and collect dust.so i took a hit money in the pocket like a lot of other landlords,but i see a brighter future,because alot of landlords will sell,and supply will become in short supply,creating rent increases which will let make make up my losses.and in the long way the tenant who cheated the system will be homeless.and the government ask us landlords for help, i way say call the cdc.

jackson in wis ,we have been evicting after the lease expires.first make sure you give 28 day notice you are not renewing lease before  it expires.if not moved after lease expires we go to court to get tenant out.judges in most counties in wis following threw.some counties cannot do because courts closed.in wis ,we are helping tenant get help,if they not follow thru ,we go to court.we have used the cash for keys with some tenants.been a rough year dealing the 1 percent renters that are using the goverment to bypass rent.

i agree ,for most it is the way they spend.i have witness over the years too.sure their are some that are experiencing problems with paying their rent.but most tenants i have to help with payment plans are because the government is behind the 8 ball.for alot of them are mostly having problem getting their unemployment checks and starting the process.took one tenant 3 weeks to just get ahold of a person to activate their claim.this is what the government should be working on.but their are some that just blow you off about payment plans or workouts.them are the ones we should be allowed to evict.have 2 tenants set to receive gov help for full rent,they were just to lazy to go the appt with gov person.lucky was able to evict just intime.my vent is if gov wants to help,get nancy out the beauty salon and back to washington for housing vouchers.and the worst she blames the beauty salon owner.she only wants to open her business like most of the country.you think these gov officials would realize why people are leaving calf before its to late to save their state.

i see only 2 choices,first us landlords start a go fund page and get every landord together and hire a national landlord lobbyist.2nd -change how you are doing business.in our case raised are min credit score to 625,must have long term employment and good landlord references,and double security deposits.know in are area as sometimes giving people 2nd chances.no more,telling people when they come,we do not do that anymore because of government involvement in our business.maybe if enough politions here of us not renting to maybe so so tenants ,the word will get around that landlord are taking only good chances or leaving the place sit empty they might realize they actually need us landlords.so lets all button down and join your local apt association for the time now.

have been a landlord in wisconsin for nearly 40 years,wisconsin a lot better then alot of states.has along as you donot get a professional renter ,you should be good,like marcus and brock said,it is how you screen .run your business the right way,and it goes a lot easlier.we all have had a tougher time collecting lately because of covid 19,when the governors take the threat of eviction away ,it hurts us all.like when you give your boy a squirt gun and tell him not to squirt his sister or you will spank him.if your wife tells him the opposite,you know what will happen.that is what it feels like lately with all the governors doing no evictions.i feel lucky to not have property in ny,calf,new jersy,seatte,oregon ,illinios.these landlords are dealing with a deck of cards with their hands behind their backs.i hope alot of them make it thru.i consider wis,a state where you can make money the slow and steady way.

red,for the price you are purchasing,this must be a up and down duplex,first before considering the utilities,you first should consider ,if that is the type of tenant you will be most confortable dealing with.side by side duplexes are more desired,and a more desirable tenant to deal with.where do not get me wrong,you can still make money with a up and down.you have to be more on top of your game.also with a up and down,you are dealing with older building.and you are right by separating the utilities, because one brutal winter will kill your profit.electric heat is by far most expensive way to heat.but the best thing i can say,watch the neighborhood,you can change the building,but you are stuck with the neighborhood,and if you would not live there.it will be hard to get a good renter.and good renters will turn a bad deal into a good one,if you get the building long term.also stick to your numbers,up and down go for last then listed price.where side by sides are the opposite.good luck,if you need help ,just down the road from you in appleton

collected 145 of 155 so far in may ,other 10 working with payment plans.but everytime i think going to get back to slightly normal the governor does something.boy i wish our governor (in wis) was not a democract.but at least most of our tenants are working,either from home or  at place of work.i feel for anybody in the left wing states of ny,calf,michigan ,washington.remember these people when it comes time to vote.they seem to not care about your vote.that is were i think all of us landlords should get together and hire a national lobbyist for landlords.because in our state ,only thing helping us out is the realtors lobbyist is strong and they are helping us out,because they donot want to see prices come falling down.

tiffany,you just inherited a bad tenant,that is the bad thing of buying a building with a tenant in.seeing you are in wisconsin you have no choice (because of no threat of evictions ) you have to sort play her game.but when  evictions are lifted ,give her notice right away.right now she is playing you.she is testing you to see how much she can get away with.once us the landlords have  the threat back on our side ,either she will shape up,or get rid of her.if not the game with her will continue every month.i can count on that.the key to being a successfull landlord is good screening.it is like getting married.you have check them out.

in my market in the midwest ,i donot see rents going down.i owe mostly class b properties.in 2008 and 2000 , i actually was able to raise rents,because i had alot of class a tenants where coming to my properties.i see this time a liitle different ,but i think rents in apts and duplexes will stay even.alot of fellow landlords will renew their rents at same price.they will be scared to raise renewals.in the apts and duplexes the landlords who know how to market better will be alright.the landlords who do not market their properties all year will be hurt.we have learned if you market your places even when no vacanies it helps.so when you get one ,you sort of have a waiting list. were i think you will have the problem ,will be in single homes.that is the person that has been most effected by cov-19.most were white collar, not essential jobs in our state of wis.it will hurt when trying to rent that property ,because your pool of tenants will be smaller.in the plus side ,if that is your market you should be able to add units at a good price.because like renters,that same market of homeowners is getting effected.foreclosures will be coming in 6 months.where i see the big problem coming is commercial properties.you could see a 25 vacancy in that area.alot of retail ,will never reopen.who knows how low their prices could go.what i know for sure, will the landlords who thought being a landlord was easy the last couple of years will disappear like in 2008 and 2000. their weakness in running their business will come front and center and they will sell out .i see some starting to bail already,and we have started to have problems.the no evictions has shown in our state already, which landlords have good screening process.because most of tenants not paying our tenants they should have not took in the  first place.we have good tenants that have lost jobs,but they have found a way to pay.between stimulas check,unemployment checks ,savings ,or payments plans ,or temporary gigs.we had problem with only 1 tenant last month,out of 155.that is with a building we just bought,we have not been able to train her in our way of doing business.you can tell by her way of talking she is  belively in her mind she does not have to pay rent.and with no threat of evictions ,nothing we can do.that is where goverment has to stay out of our business.we even got of  her rent covered by local help assocaitions ,but she is to lazy to go to them.that is most of the same kind of tenants ,most landlords every problems with in our local apt assoc.
