What about "pre submitted" short sale packages to the lender? Avoid those like the plague?

Whats the deal when the short sale package has already been submitted to the lender?

How do I get a set of the package so I can start negotiations?

Also don't I get the option signed by the seller so I can take control of the property?

Once a house is under Option to buy, does an investor have the exclusive rights to that home? Thus the Short Sale process has begun, etc, etc.

Sweet, If the house sells without the Realtor then they don't get commission? Or is it a "contract" deal?

If a home is listed with the MLS, does that throw the wholesale deal out the window?

Any recommendations on a title company that does double closes in all 50 states? Just keeping my options open.
