Ill start by saying I have 0 deals completed.

Anyway I don't even know how but I'm guessing through word of mouth through a family member a couple in their late 40s contacted me and asked if Id like to buy their house.

Keep in mind I haven't done any marketing and wasn't expecting a call like that.

So just winging it I guess I asked her a little about it.

They just bought it November of last year for $85k with a 30yr VA @ 4.3%( I think I heard it right)

Said her husband is on disability and her company sold her along with one of its divisions which is an hour commute everyday. They want to sell the house and rent closer to work.

3/1 aprox 1200 sqft Kitchen was completely remodeled just before they moved in. And a 2 year old detatched 2 stall garage. Hardwood flooring semi finished basement which "could use an update" no repairs needed at all (according to her)

Still winging it I asked what area they're in...she gave me the address lol...but I jumped on zillow while keeping her talking...comps according to that is kind of useless....

1 house 3doors down sold this July for 102

2 others on the same road sold last year for 95k and 100k

The only thing that came to mind was sub-to so I asked "well ma'am I may have a couple options for you to consider...tell me what you would like to happen."

Seller: "well wed like to get 85k for it."

Me: "well here's my thought I could take over your mortgage payments and give you some cash to move and you're probably thinking well how do I know you'll pay? And the answer to that is we will definitely make sure we are both protected with a contract."

Seller: "well i don't know I've never thought of that"

Me: "ok why don't I come by whenever is convenient for you and you can show me around then we can talk about our options how does that sound"

I may have lied to the woman. I don't know all the legalities of a sub-to but that's all I could think of. I didn't want to say yea I can't help you.

So I'm going to look at the house this upcoming Tuesday evening. My thoughts are payments are around 700 looks like theres only one house that's a rental on that block but it rents for 1200.

Should I take it if they agree?

Is it even possible to sub-to a VA loan?

How much cash should I offer them?

Wow this is an extremely long post haha...I'm nerv

Thoughts??

@Will Barnard Thanks Will there is actually an identical thread with a lot more activity on it. Perhaps you check that out and see what you think of the other responses.

@Bill Gulley I don't think you touched on the licensing. would I personally have to be a licensed contractor and provide insurance for the project or would that be up to the contractors

So the only out of pocket cost would be to contractor? Given you have a line of credit for materials.

Unless the house doesn't sell before the credit terms kick in.

Thats a big concern I have as well. Actually had a short discussion about this in another thread. Hopefull Bill Gulley will chime in here to shed some light

Doing this would not require any down payments or upfront fees of any kind and material cost would be on credit as well. And create a win-win/win-win-win
