Adding to everyone else, it really depends on what's necessary or not.  If the brick is in good condition and the floors above show no signs of major settlement, I'd say just leave it as is.  Technically speaking though @Amit M. is right.  Brick is terrible in an earthquake and is really susceptible to damage.  But if you think about it, it's survived some pretty major earthquakes so far... :)

@jim g.

I wouldn't really depend on HomeAdvisor to look up estimates for structural work, especially retrofits, since there's a lot of different existing conditions to consider.  Could you elaborate on the Simpson Strong-Tie Retrofit? Simpson is a company that supplies the connectors for structural work, so maybe the contractor is quoting you the retrofit using their products?  I'm assuming your retrofit consists of putting up plywood, holdowns, and clips to existing walls.  In my opinion, 10k actually seems around the ballpark for the area for "retail" quotes.

Hey Rolando,

I'm in Alameda too!  It would be great to meet up on Park Street sometime to talk real estate.  I'm a new investor, but I work as a structural engineer in San Francisco.  I'd be happy to give you some insight on the design and construction side of residential buildings!

Hey Sunday,

Let's do it!  I was thinking of starting out in Oakland.  I'll connect with you and we can figure it out.  I'm actually in Alameda and just commute to the City for work, so linking up should be pretty easy as long as our schedules line up.  Also, a 7 unit building, nice!

Hey BP Community!

My name is Anthony and I'm a newbie investor from the Oakland/ San Francisco Bay Area looking to get into wholesaling.

As a structural engineer in San Francisco, I've been on the permit, design, and construction side of single and multi-unit residential buildings for quite some time. I've worked with developers, owners, contractors, and architects on projects including new construction, ADU's, soft stories, retrofits, rehabs, horizontal and vertical additions, and more! But sadly, even with this experience, I'm a complete newbie when it comes to real estate investing. I've done some research and listened to some podcasts, but nothing comes close to connecting to people with real life experience. I'm hoping to network with other investors and make meaningful connections that can be mutually beneficial.

I'm looking forward to meeting you all!
