Hi Mike, thanks for the link... I've researched on Realtytrak and can find REOs. Can you send a link for market statistics on REOs? I'm looking for the total number of Bank Owned properties in the US and then broken down by county. Thanks!

Thanks Michael!  I'm looking to acquire several properties, so I'd like to leverage as much of my own capital as possible.  Sounds like minimal down payment and financing the purchase is the way to go...

Hi,

I have a general question about the best way to buy rental properties...  Is it better to purchase a rental property w/ all cash and then down the road take a loan out for the next purchase (or) is it better to purchase the property w/ bank financing (20% down)?  Obviously, looking to buy several properties over time.

Trying to understand a couple things here: 

1.) How easy is it to take a loan on a rental property (in your past experience)? 

2.) Would buying all cash be the easiest way to complete a rental purchase vs. waiting for lender to fund the loan?  

My strategy here is to Buy and Hold for the long term. - Thanks!

I have an investment strategy question, thinking about the end goal here... Is it better to own 10 properties that each cash flow @$2k/mo. or 100 properties that each cash flow @$200/mo. (at the end of the day both have same cash flow)? The 10 properties approach seems like a lot less headache; less maintenance, less chasing down rent, less paperwork, etc. I would love to hear everyone's thoughts on what's the better investment strategy? Also, when you rent to someone at higher rents won't you attract a more "creditable" renter, what's your experience?
