Thank you all for your answers it makes much more sense now. A special "thank you" to @Brandon Hall for taking the time to give me a very detailed response. I did save me a lot of time. 

Hi BP community! I just talked to a financial planner/CPA and she said that depreciation of a rental property can not be written off as a deduction if your household income exceeds 150K. I could not find any proof of that info. Is it true? Could you please point me to more info on that? Thanks!

Welcome @Wes Barrier , I am from DC area but I am looking into investing in Richmond, VA since DC properties are ridiculously expensive. I am also very new and still gathering information, you have a great advantage living in the city, learning maps is good but not great, if you know what I mean. Good luck!

@Brendan Henry Hi, Brendan! I am in similar situation. Just curious what you found about the Richmond Area.

@Jennifer H. I know it has been a while since you bought you first house but congratulations anyway!  I just recently discovered BP and searched for Richmond and you post appeared. I am just curious how it went finding the tenants. Hope everything is well.

@Leland F. Thank you the heads up! I will pay more attention to property tax. Also thank you for the offer to answer my questions, I will probably have plenty when I get down to analyzing concrete deals. I will keep you posted on my Baltimore research if I find out something useful.
