Hi Ruth, Thanks for the advice. The house I bid on was a foreclosure. I wanted that house to practice on and it needed too many repairs for me to start out with. I know now what I didn't then. At least 20k equity in my home that I will use if I need too. I need a hard money lender. I feel a llc will protect me. I have enough to support my own debts for 4 months. I am considering rent to own if that is the only way. We know there is a way for me I just haven't found it yet. Delinquent tax sale in my area Oct. 31 It will tie up my avail cash for up to a year. Four properties in my hood I can bid on. Considering rent to own if I can find the right owner. Yes I need to concentrate on not too much but those are my goals and I will see them through! Thanks again

Hi Andrew, My thoughts exactly. I want to start in my own community but just starting to put the thoughts into action. It is not just about the money for some people even though that is what we need to survive. I am going to check into grants for this. Low income, war zones, ect. deserve good living conditions and surroundings.

Hello everyone! I need help. Here is my scenario. I am 60 years old with no retirement. My goal is to pay off my home within the next 5 years buying, flipping, renting. In this process I have the desire to help others find a home. I have been reading, testing my skills (lost $2000 on a bid that I won that no hard money lender would help) for the past 2 yrs. Is it Than Merrill- attended seminar.  Is it Marko Rubel- have video. Do I start a Llc or fly under radar. No money- well some. Credit good but I am way over my limit. Can I start a non profit or for profit and apply for a grant to help rehab homes in my community? I know what my niche is now and have known for sometime. It is in the neighborhood I live. I can buy a home 40k-70k and resell for 95k-110k. My social security income is $1300. I am enrolled in community college this winter for construction management- 1 year certificate course.  Want to take a real estate course to sell my own homes.  Don't ask me to download anything!
