As others have mentioned you may only need a structural engineer but there is value to having an architect design the plans. They may catch or suggest stuff that will improve the project's rental or resale value. We are also better versed in life safety and exiting requirements.

Its basically expanding an addition i have on the SFH. I want to make a master bedroom and bathroom. A structural engineer might be just what i need. Thanks for replying.

 I agree Peter. Its taking a few weeks just to get someone out to get a bid. I plan on remodeling the place. I'm still deciding whether I should use the BRRRR strategy or just flip the place.

Thanks for the input Dennis. I'm still deciding whether I should use the BRRRR strategy or just flip the place. I have enough spread in the place so either strategy will work.
