I am based in San Diego but invest in MF in Ohio. Very hard to find cashflowing properties in SD.

Water bill in Cincy is usually $40 per resident per month. If its over that, there may be some leaks etc.

What about turnover? I have seen many posts where owners say that turnovers increased for all kinds of properties which affected NOI drastically.

I am super passionate about using technology to solve problems in RE. 

- what do you do in tech?

I help solutioning mobile app eCommerce systems(front and back end) for large retailers

- how do mix tech and RE?

I own a small MF apartment building out of state. I am trying to setup a low cost self management system using technology. Installed water usage sensor, leak sensors and cameras for remote monitoring. Currently trying to setup a self showing system using digital locks and a virtual assistant based out of philippines. 

- Which one is side hustle

RE is a side hustle for me.

@Account Closed I am trying to setup a very similar system for my small multifamily in Cincinnati. I am sick of dealing with mediocre property mgmt companies and want to remotely self manage with a help of a local rep. Remotely controlled digital door locks help for new leasing and also for maintenance staff. I can't have a person present there to open the door for maintenance folks.

I am looking at z-wave based digital locks. Did you try any digital locks?

Absolutely! need to tread very carefully. I know the borrower and I understand the project quite well. There is ample profit cushion for the borrower to pay back.

BTW do you know of any good book or other resource that I can use to educate myself better?
