Thank you Sean! But to ask your questions • the 40k was 20% of 249k whiche really comes to 49,800k • I thought I don't have to pay the PMI just wasn't certain so I added it to see the numbers • definitely would be hiring a property management company, but you right 5% is very low! Thanks again

I'm working on locking down a deal on the table where it involves a real estate agent who has it list on the MLS, I want to put assignment clause on it and considering doing a double closing, but I have not yet to landed a buyer what should I do ?
