Good Morning Family,

I am reaching out to get some information and guidance on Private lending. I have inquired to a few private lending businesses that provided some information on their lending instructions and practices. What are some red flags when it comes to possible scams and issues with private funding? Are there any recommendation on good businesses that have been used previously? I am open to connect with private lenders to start the conversation for future business.

Hello Everyone,

I am closing on my first investment property in a couple weeks and I have questions regarding the screening software and process to use to get started. I have a good grasp on what to look for when screening a possible tenant. But I do need to know a good software recommendation and any other information you all can provide. 

What are your requirements for up front cost (security deposit, ETC)? 

How do you list the property for rent?

Where can I find a good lease template?


I may be overthinking it a little bit but the more information I have the better.

- The biggest one is that you'll have to personally guarantee (PG) any debt taken out in business name since your company is fairly new 

- You won't get the best terms (or the best terms would be contingent on your personal financials) since you haven't been in business for too long

- Getting an agency (Fannie/Freddie/FHA/VA/USDA) mortgage would be much tougher as a new biz that is <2 years old

- Most of the business banking is relational so financials > relationships >> business credit score. Credit score just doesn't factor much into business funding as much as your business cash flows (DSCR, if you will)

I am starting my real estate journey with my business to buy cash flowing properties long term. I have personal capital that I would like to only use if necessary. I am looking to possibly get Lines of Credit from my local credit unions or banks. I have been establishing business credit over the last 6 months. 


From all of your experience, what are the challenges I face with a new business looking to get funding from banks (both local and national)? 


Hello, I am new to BiggerPokets! I am currently deployed and am looking to get started on my family's real estate business when I get home. Me and my wife currently own a home (VA LOAN). I am currently working to be debt free (not including Mortgage) in a few months. I am also growing capital (goal 25-30K) while I am away. I continue to prepare daily (reading books on real estate & doing research) on my local Market. We would like to buy our first investment property locally to learn the ins and outs of Property management before looking into Management companies in the future. I am also interested in using VA/FHA loan to purchase another home for us and use our current home to start our real estate portfolio. The property would provide $400-500 cash flow with our current rental prices in the area. The other option is to start with another property and looking for a good deal. I have a realtor (experienced investor) on my team and I am looking to grow over time.

Any thoughts or recommendations? I am also looking to start networking with experienced professionals while I am away.
