I did follow through with setting up a Series LLC. I ended up going with David J. Willis from lonestarlandlaw.com. I've probably talked to 5-6 different attorney's and firms and based on their responses and cost David Willis seemed most knowledgeable on the subject and was most cost effective for my needs. His website provided the most information I could find regarding Series LLC and asset protection pertaining to Texas and he was very responsive to answering all my questions prior to following through with his services.

I normally look at the DOM compared to the absorption rate to make that determination.

Great way to see what's trending.

It would be even better if there was a page that would dynamically update over time - every hour, or once a day, or once a week, or etc. to see the trend over time and subscriber count to each keyword.

10 years from now it would be interesting to see if the keywords change over time and any inferences made from it.

I went through a similar decision process when deciding whether I should pay cash for properties or use leverage.

I initially had the mentality of using leverage to pick up as many properties as possible to maximize ROI and ROE. I quickly got overwhelmed by the paperwork, tenant management, establishing systems, reading/researching, etc. so I bought the next few properties using cash even though the yield was lower to slow down my pace to allow time for learning and establishing repeatable processes.

If I get to the place where it's a breeze to manage my properties, I'll probably start using leverage to pick up the pace again and go for volume and high yield.

No doubt, there may have been really successful investors as a result of the Lifestyle mentorship. But I believe that those investors would have been successful either way.

Andy Collins I don't think the majority of the complaints are for the $500 level membership. I've personally learned a lot from the 2-day.

I think most of the complaints are the $5K SFH mentorship and $10K MF mentorship and how it doesn't meet up to expectations or at least offer the level mentorship that they advertise in the 2-day.

If I could rewind I would have stayed with the $500 level.

I just discovered "landlord inventory and condition" by Thoughtful Apps. This weekend to help with creating move in/out reports and periodic inspection reports in pdf format from your phone.

I wouldn't say one's better over the other. Each of the groups offer something different and I occasionally go to each depending on the topic being covered. I've been to AREA, NTAREI, Roddy Roundups, and LU. I have friends in other cities/states that don't even have one to go to. Good thing about Dallas is that there are many you can choose from. I would give them all a try. I always end up finding myself at the ones that offer free lunch and dinner.
