So I’ve decided to switch my plan by starting off in wholesale real estate to get started. I just wanted to ask BP members for any tips or advice. Especially when it comes to speaking with sellers, negotiating, how to get owners name and phone number etc

So I’ve decided to change my real estate plan and start off doing wholesaling to gain capital faster. I’ve done my research on it and want any tips And advice BP members can give me like negotiating with seller, finding phone numbers and owners name, and finding buyers. I’m also located in new jersey.

I’ve been driving around some neighborhoods in my area and found some real good potential deals. I take pictures write down notes about the property but I get stuck when trying to find out the owner of the house any help?

Are multi-family rentals better than single family and do the same rules apply to both of them?

When investing in a property that needs to be fixed up what's the first thing to look for and how do you determine an accurate rehab budget. Also any tips on getting the highest accurate ARV compared to other similar homes

When looking at a property that needs to be fixed up whats the most important things to look at ? And how do you determine an accurate rehab budget along with getting it to its highest ARV compared to similar fixed up homes in the area. A Rehab spread sheet would be helpful as well.
