If you're asking whether I know of any turnkey providers or websites that streamline larger multi-family or commercial property investing, then no, I'm not aware of them.

There may be some private equity groups or syndicates you can invest with if you're not interested in doing it yourself, but I don't have experience in this area either.

Sorry for the late reply, I didn't see your post earlier.

Instead of focusing on properties right away, I can suggest to first:

1. Work on your investment goals - what you want to accomplish, when is your deadline for accomplishing this, how much time/effort/money you're willing to dedicate to this, etc.

2. Pick a market to focus on.

3. Build a network of professionals in your target market - real estate agents, lenders, property managers, contractors, insurance agents, etc. I would recommend always working with people you find from a referral from other investors, but also interviewing them yourself over the phone or in person.

In the process of doing the above I suspect you'll learn a good deal about real estate investing in general and be ready to start looking at actual properties.

Hi everyone,

We are selling two off-market, cash-flowing turnkey properties in the Birmingham, AL market.

Both properties come with long-term tenants on Section 8 vouchers, which means no missed rent payments! There is existing property management in place, so you can start collecting income from day 1.

We have kept up with all regular maintenance and the properties are in great condition. There is no deferred maintenance and several systems, including HVAC and electrical, have been fully upgraded in recent years.

We've overall slowed down our acquisitions partly because of market conditions and partly because I've been focusing more on my business ventures.

We've bought a couple more 4-plexes in KC and sold some of our SFRs in other states and are at 40 total rental units right now.

All of the formulas used by our software are 100% transparent and verifiable. You can find question mark icons next to every calculation inside our software - hover over those icons to see the exact formulas used for that specific metric.

There is also a built-in glossary page in our app that lists the calculation formulas and explanations of all real estate metrics we calculate.

We don't use "magic" formulas or publish "unsupported" claims.

I took a look and it looks like several members of our team reached out to you regarding the issues with your account. They have not received a response back from you. If you still need help or have questions, please reply to them directly, or you can also send me a PM here and I will look into it for you.

For the record, it is not possible for us to "downgrade" or change your subscription in any way. It is something only you have access to unless your subscription is automatically canceled due to a payment issue.

We also have never increased prices for our existing subscribers as long as their subscription is active. We have users who have been paying the same price as it was 4 years ago when they originally subscribed.

I've put 8% down when I was using the house-hacking strategy to buy multi-family with a VA loan. If you're not in the military or are not a veteran, the FHA program is similar and can be used for that purpose as well.

For non-owner-occupied properties, I put down 20-30%.
