Ok multifamily real estate investors! We are hosting another online meetup event with guest speaker Bill Ham. Bill Ham is the creative finance king! He is going to talk about all of his tips, tricks, and strategies for getting into multifamily deals today using creative financing. Note - Bill got into his first 402 doors using seller financing, a strategy he feels will be very relevant in the current months as securing financing may prove challenging. He will talk about the current market cycle as well as his "3 pillars of real estate". Guys, I urge you to attend this event. I always learn so much when Bill speaks! Let's go!

Hey @Uri Frodis. I am in the J&G community. Joined just over a year ago and it has propelled me into a serious investing career that would have either taken me years or not have happened at all. Back when I signed up, I used my last savings to join; it was scary. How was I going to get into a deal afterward? My current W2 doesn't afford me discretionary income, and I can't save up money like some other people. But the beauty about the Jake and Gino community is - 1) the coursework gives you the knowledge you'll need to be competent in the multifamily space, 2) your coaches give you direction, guidance, support, and strategies for your particular situation, 3) and the community (network) gives you the resources, partnerships and team to execute.

I am free to talk on the phone, zoom, text or email. Reach out and good luck!

Remember, there are different team members needed to run a competent multifamily business. By joining the community, you find your team.

Now, not everyone in the community utilizes the program to the fullest, and that will be on you. You can join and not take advantage of everything and everyone in the program, I have seen that happen and I have seen people not succeed. That is because they end up going a different route or not having the energy and drive necessary to succeed in the multifamily space. But everyone that makes a commitment, and truly utilizes the community, will get accelerate their multifamily journey and begin the path to financial freedom. But remember, if you do nothing with the program, you will get nothing.

Sounds good! Have you been involved in real estate at any capacity? Construction, single family, air BNB?

Hey @Manmath D., What are your goals? I can tell you that I joined the Jake and Gino community back in November 2019 and the difference it has made in my progress toward my goals is incredible. Why? From the minute I joined the group my whole world expanded. I realize now that I was no where near achieving the goals I had set out for myself, nor did I have a clear direction. The Jake and Gino team provided me with a clear path to success, guidance, direction, confidence and assistance. The courses they provide are great for learning their framework and proven system. On top of that, I have weekly meetings with 2 coaches, biweekly accountability calls with like minded investors and I have connected with other investors in my market as potential partners. The more I learn, the more I realize there is to learn...and the more I realize I was going down the wrong path before.

What are your goals? Are you committed to Multifamily? I would love to talk if you want to PM me. I am not paid by Jake and Gino and will offer honest opinion and advice.

Good luck on your journey!!! Do great things!

Thanks for reaching out @Greg Moran. So after meeting with a number of contractors as well as architects and developers, I came to an offer price that was much lower than the asking price. At this point the sellers are not willing to take my offer. I’m still in contact with them to maintain a good relationship.
min the meantime I shifted focus from development to value add multifamily. I signed up with the wheelbarrow profits academy through Jake and Gino. I am actively looking in the Tampa Bay Area for 20-50 units.  Where do you invest?
