Creating a single listing page can be a powerful tool for marketing a property, and it works especially well for unique or high-value properties where you want to present a detailed, immersive experience that standard listings can’t offer. Here’s a breakdown of its use case, costs, and benefits:

A single listing page shines when:

- **Showcasing High-End or Unique Properties:** For luxury homes or properties with unique selling points (e.g., historical features, custom architecture), a dedicated page lets you control the narrative and make a strong impression.

- **Providing an Interactive Experience:** You can add features like virtual tours, video walkthroughs, neighborhood guides, and even drone footage to give potential buyers a deeper feel for the property.

- **Capturing Leads:** These pages often have lead capture forms, so you can follow up with those who show interest. This is useful for generating leads for similar properties in the future.

Creating a single listing page doesn’t have to be expensive:

- **DIY Website Builders**: Services like Squarespace, Wix, or WordPress with a landing page template can be cost-effective ($10-50/month).

- **Real Estate-Specific Platforms**: Some real estate platforms, like Real Geeks or Placester, have templates optimized for property listings, which can save time and offer features you might otherwise have to custom-build.

- **Custom Solutions**: If you want a fully custom design with added features, working with a developer or agency could cost anywhere from $500 to several thousand, depending on complexity.

Best Practices1. **Integrate Lead Forms or Call-to-Actions**: Add forms or buttons that encourage visitors to book viewings or request more details.

2. **Highlight Key Selling Points**: Show the property’s unique features and surrounding neighborhood benefits.

3. **Mobile Optimization**: Ensure it’s mobile-friendly, as many users browse listings on phones.

Some real estate agents or agencies use tools like LeadPages or Instapage to create attractive, lead-capturing single listing pages quickly. Platforms like CINC (Commissions Inc) and BoomTown are popular among realtors for managing lead generation and tracking and often support custom single-property pages too.

@Ryan Konen, thank you! This is extremely helpful. I will look into these tools. Do you use any of these or outsource the creation of single listing pages?

Hey there, I am trying to learn various ways to market a listing for sale. I aim to generate leads and spread awareness that a property is for sale. A few tactics that come to mind are:

- creating a single listing page (landing page) that captures contact info

- paid social ads that drive to the single listing page

What's the perfect use case for a single listing page? Is it expensive to create? I am open to hearing your POV, experience, and any businesses that have created a single listing page for you.

Thank you!

Hey - I learned about Roofstock from this site but would love to hear from anyone who has purchased a property through their website/listings. This will be my first investment property.

- how was your experience buying thru Roofstock?

- any tips/considerations you can share?

There are quite a number of posts on BP about the experiences of investors buying from Roofstock.  Do a search for it in the search bar.

 Thanks, Jason - I'll do a search.

Hello, I am preparing to make my first investment property (been looking in the mid-west) and would love to share resources, intel, and tips with someone who is doing the same or has already made their investment. Please feel free to reach out to learn from one another.

All the best,

Antonio

Hello - I am looking to work with an agent that has a few investment properties of their own as I look to purchase my first investment property.

I am focusing on a cash-flow approach, primarily looking at SFR and already pre-approved. Initially, I was looking in Northwest Arkansas, but open to learning more about markets in the mid-west.

Please reach out if you are an agent in an area that would be ideal for a cash-flow investment.
