Omaha is pretty hot right now. I dont know about flipping but finding a rental that makes sense is getting alot harder than in previous years. I think there is a company called DVG realty that does some turn key properties. 

Also depends if the property management/owners are skewing the numbers in their favor. Never trust a listings cap rate.

I wouldnt even bother keeping them unless they are willing to pay. Give a 30 day notce to vacate (or whatever it is for you state) to a certain amount of tenants a month, and rent out at market rate until they are all at market.

I am a property manager full time so I am used to this unfortunately!

Someone who strictly lives off their passive income from real estate. Thats what makes someone a serious investor in my opnion. That's what makes you an "investor". To add to that, I think many people use the term incorrectly. Running a real estate business like selling homes, flipping homes, wholesaling etc is a business. Which would make you a business person, not investor.

That one is great! I have that book as well. BP is a great place to have conversations with other like minded people. When I first started telling people I wanted to become a landlord I got a lot of negative feedback. I would hear "it's too risky"" you will loose money" "just work your way up at your job" but I disagree. Real estate is a fabulous investment. If it wasn't, there wouldn't be millions of rentals around the US!

That's the very first book I read on REI. Its a great book and one of my favorites. I really like how that book teaches you a little bit of history first. Anyways another I would recommended is "how to be a real estate investor" by Phil Pustejovsky. Lost of good information in that book as well.

So this an apartment? How many units?

If this was a house I would say " light fixture cleanliness is your responsibility"

But for an apartment building, with several units in place with you providing lawn care, snow removal, maintaining hallways etc, I would just take care of it if its outside of their apartment. This is my opinion.

Is this for a multifamily commercial loan? You cant avoid closing costs if you go with a lender.
