Anyone with experience with converting a two story motel to an apartment? Any tips would be helpful especially with fire code.

Have you considered GEORGIA?

There are several cities here that have great growth without a huge investor pool. I know a few you might have interest in.

Just adding to the already great advice I’ve read. You definitely can do both with the right deal. I’m actually working on a multi family 100k down with hard money lender to get an all in at one Million dollars for 30 units. Avg rent 815. Arv 1.9 million. Getting a deal like this can take care of your debt but would you want to if you had another deal lined up similar or 3 times better than the 1st , which I do. So the short of it is, you can do it. Might want to see if you can leverage someone else’s experience and time if  you are bringing the equity.

This would have been the 1st equity investment for both of them.

one of them thought they could raise the equity instead of using their personal funds.

The other backed out because of their spouse.

I know the market. It meets the 70% and 1% rule. 

I’ve went over the plans with other investors who think its a great deal but they don’t have access to the capital to help.

Hi BP family,

I recently had two small multi families  (40 units and 10 units) under contract in the home of the PGA Masters tournament with owner financing and tons of value add. The equity partners I found weren’t ready to pull the trigger. One actually pulled out the day of closing. I know they are great deals since I’ve done property management in these areas for 8 years and drove the highest price per sqft for the last two years before I decided to pull the trigger on investing and expanding on a turn key service. What can I do personally to get these deals done?
