Anyone bidding on foreclosure homes? I've been monitoring auctioned foreclosure homes in Las Vegas and haven't really found any deals that are worth it. It appears the properties winning bid are almost retail prices.

While I'm not new to real estate investing, this would be my first out-of-state BRRRR deal. I currently live in Las Vegas, where my current properties were acquired using a buy-and-hold strategy with a conventional 25% down payment. I'm looking at other markets because the purchase to rent ratio in Las Vegas isn't the best, and I believe I could yield a much higher return and scale elsewhere.

I'm okay with leaving money in the deal as long as the numbers make sense, by sticking to the 1% rule and the 75% rule.

I'm an out-of-state investor exploring BRRRR deals in Cleveland, OH, and Buffalo, NY. I'm also open to other markets that fit my criteria. Ideally, I'd like to be all-in, including purchase and rehab, for approximately $115K-$130k while adhering to the 75% rule (or close to it) in a C-class or above neighborhood.

Has anyone recently had a successful BRRRR and is willing to share their team, including a realtor, general contactor, and lender?
