Hi Eugene, thanks for the input. I've been hearing people locally as well saying that wholesaling is too hard or challenging. I'm going to look into this. 

Thanks for the feedback. I just spoke with the owner.  He currently has a mortgage on the home and is in the process of cleaning it out.  He's almost finished gutting it and is planning on porting in the insulation, new water heaters and rewiring the electric and putting in new plumbing. He is working with a realtor but said that he would sell to an investor if the numbed were right. He also told me there's a lien on the home and would clear it before selling.

hello, I'm a beginner real estate investor in Rhode Island. I came across a property with fire damage and also needs a lot of interior work. I am thinking about wholesaling the property as I currently don't have the capital to acquire it myself. I'm thinking of getting an inspection done ASAP and going from there. Any feedback would be helpful. I posted a link to the property on Zillow

Thanks, Nick. If there is one thing I have anxiety about in the wholesaling process is the contract and making sure it is legit. I was looking into legal zoom for it but would you suggest face to face or would an online service like this work?
