Hey BP, For those that don't know me, my name is Antonio. I live in Broward County FL and I have the money ready to start up wholesaling. I've had the money ready for about a week now, I guess I've just been procrastinating a little bit but I'm about to start making some moves. Instead of sending out 1,000 letters at once and get overloaded with calls that I wont be able to follow up with Im thinking about sending out 250 letters every week for a month straight. Any recommendations for how I should get my leads would be greatly appreciated! I've been thinking about going ahead and using ListSource. If you have used ListSource I would love to hear the outcome of your investment, how many letters did you send out? How many phone calls did you get? How many of those phone calls were actually motivated sellers wanting to get rid of their property at a discounted price? What leads did you use? Absentee owner? Pre foreclosure? Probate? What market did you market in. I would love to get some feed back from investors in South Florida but any and all feed back will be greatly appreciated! Thank you in advance #AskBP

Josh Compton Once I have a motivated seller I want that assignment contract handy in case its a good deal or else someone else might go ahead and get the property under contract before me. I have my real estate license but Im inactive. I passed my exam and never hung my license. Nothing about being an agent appeals me so Im taking the investor route. The license will be very beneficial once I get access to the MLS, I plan on doing that after my first deal because as of right now Im on a tight budget to start up my business. I haven't updated my profile since I first made my account but thanks for checking it out and thank you for the kind words. Yes, Im starting out young. Hopefully that means I'll get to retire young! Lets see what the future holds for me!

Hi Im starting out with wholesaling and I need to get a hold of all the wholesaling contracts to understand and be able to fill them out properly. Never signed a contract so I want to be extra careful. I also want to make sure I have all the necessary clauses just in case. I know thats not a good way to think and that I should be more positive in this REI venture that Im getting into but if I don't have the cash to close on the deal myself I need to be able to back out in case a buyer isn't found. I don't know if contracts vary from state to state, if so, Im located in FL. How do I go about getting this without having to pay for it? Thank you in advance

Im starting my REI business and I would like to see if there is anybody out there in Broward County FL or the surrounding area that would be able to be my mentor! Im going to the courthouse today to get some leads and will be sending out yellow letters soon! Hey BP, I hope everyone is having a great Friday! A little bit about myself.. My name is Antonio Barboza, I'm originally from Brazil but I've been living in South Florida in the Broward County area for the past 12 years. I am 20 years old, I have a real estate license but Im inactive. Life has been pretty tough but its ok because nobody said it was going to be easy. I graduated from high school in 2013 and I've been working full time ever since with a job that only pays me enough to pay my bills. I was first introduced to the niche of wholesaling about a year ago at a Fortune Builders seminar. Ever since I've been on BP just sinking in as much knowledge as possible! I was finally able to save up some money ($1,800) and I feel that I should use that money wisely and start my REI career. My plan is to invest in my area (Broward County FL). I will be marketing to my seller by investing $200-$300 mailing out letters to probate properties and hopefully that will get the phone ringing. Once I get a call I will take a look at the property with a handyman friend of mine, come up with the repair costs and ARV and do all of my due diligence. If the property is a good investment opportunity than I will put the house under contract and start marketing to the buyers. My question is what will be my expenses on the closing day? I want to make sure I can get this deal completed. Do I have to hire an attorney? How much would that cost me? How do I come up with the ARV? I want to be 100% confident that the property I will be wholesaling is a great deal. Please share any information that you feel I will benefit from. I will be getting started with mailing out the letters on Monday! Thank you all
