I am starting my rental business in the next month. Im new to this but have done my research. my question is which software is better property boss or appfolio.  I currently only have one rental but I am closing deals in the next month that will bring 4 more. im looking at scaling to 100 properties in the next 10 years. Looking for info from people who use this software or another type of software that is comparable. Thank you everyone for your time

Looking for some lending help

I have a freshly renovated property and want to add it to my rental portfolio

Appraised value 240000

amount to finance   132000

rental income 1500 mo

taxes yearly 963

insurance 1715

LTV 55%

I already own the property and want to refi it out from the fix and flip loan to a full rental 360 or 30 year fixed

anybody have recommendations for a reasonable insurance agent for a vacant policy? I'm paying 1500 a year on a 2200 sq ft house?

Must be licensed in NC.

Would there be a company that I contact to set up this fund? Or is this something done on my own? 

Im not even sure this is my best route, but im seeking options for what Im looking to develop.

I am starting a new project of a multifamily building. New ground up construction. Im still in the development phase, but I am curious about how crowd funding works. I have a few questions and Im hoping the BP community can help.

How do I start a crowd fund?

Is this the best route to go to raise capital? Im looking in the range of 600k

How does it work?

grew up in this neighborhood, one of the hottest markets around. Canton is the spot to be if you can get properties at a good price!

I can get HML at 2.5 points and 11%. So I prefer my HML, I use PML to fund the down payment , closing costs and origination fees. This ends up in the 30-40 k range for my projects. I return loaned amount plus 33% paid at the closing of the house sale. I don't do points and APR because I have a good rate on HML
