Prices drop the further you get from inside the 610 loop. Even more outside of the Sam Houston beltway. You can find deals in some of the places listed above, Katy, Dickinson. Also places like Pearland and Missouri City. These places are still Houston despite what they may want you to think ;-)

Hello Ryan and welcome to the site. Regarding asking for a mentor, it may be good to advertise yourself a little bit. Say what skills or other knowledge you have, anything you can bring to the table. Some mentors charge money, but others will work with you if the relationship can be mutually beneficial.

I'm Antoine and I have no background in real estate. I have been making my way through the UBG and various podcasts episodes to start building my foundation of knowledge. Two things repeatedly echoed through both is do the research and get started, so here I am. I work in IT and really like my job. Though flipping houses sounds fun, I'm more interested in the investment side of things. I'd like to own cash flow properties, mainly focusing on single-family and condos.

I've been looking through forum posts on here. The wealth of knowledge and the desire to assist others is astounding and I'm glad to have been turned on to this community.
