Hey Trent Stone so you I had one lender tell me just 2% of what they lend me? Now if I have to carry the loan for a year is that where they make most of their money if I don't refi out and is that where the 10-12% comes in on the payments or if I sell that's what is also added on the back end? So the rehab would just be whatever they give me or is part of the percentage for for whole loan? So let's say I purchase for 100k and I put down 20% and the rehab is 40k. Do I owe the 10-12% on the whole 120k?

Good afternoon BP family, I have a question about hard money? Has anyone dealt with these types of loans and what was the fees for the acquisition and how much were the fees for the rehab if they financed the rehab as well?

Hey AJ, its selling for 71k and the income is by semester which is12,600 a yr which breaks down to about 1050 a month and my mortgage would be about 450 a month and owner pays water which is about 1200 a yr

Good afternoon BP family, I am thinking of purchasing a rental property in a college town but the value of the homes are not great but the rental income is pretty good. I need some advice on if I should continue with the purchase or run away from that area. Any advice would be greatly appreciated. Thank you in advance.

Hey I want to thank you guys for your feedback I really appreciate it. It is easy to get discouraged but I have been listening to the podcast and gained a lot of confidence and knowledge from the other investor stories that started in this same position.
