Nice piece of property in Beaver, UT!

What made you interested in investing in this type of deal?

It was a great piece of property in a good location; lots of land.

How did you find this deal and how did you negotiate it?

It was a bank property and they had a sign up. We drove by at the right time.

How did you finance this deal?

Parents gave a loan. Paid it back within a year.

Good things come to those who wait.

Single-family residence fix & flip investment.

Purchase price: $150,000
Cash invested: $30,000
Sale price: $215,000

First single-family home purchased as a fixer upper while we lived in it.

What made you interested in investing in this type of deal?

The price was good and we knew we could do a lot of the work while we lived here.

How did you find this deal and how did you negotiate it?

We knew the people that lived there and we approached them with an offer. At the time I was also a real estate agent and knew how to do all the contracts so it made it easy to negotiate. The people we purchased it from wanted to build a house and couldn't sell this one, so they wanted out.

How did you finance this deal?

Loans

How did you add value to the deal?

We completely remodeled the kitchen and downstairs.

What was the outcome?

We sold the house for a good profit that allowed us to put a good down payment on our current home.

Deals are out there and don't be afraid to put some sweat and tears into it. It will pay off.

I was a real estate agent at the time.

Townhouse buy & hold investment.

Purchase price: $172,000
Cash invested: $10,000
Sale price: $185,000

We bought this property in the highs of the real estate market in 2007. It took a while for the value to come back up. We lived in it for about 6 years, then rented it out. We sold it after a renter destroyed it in 2018.

What made you interested in investing in this type of deal?

I got my first job out of college and the market was high and needed a place to live. I got my parents to invest in a townhouse to live in and then planned on renting it out after we found a bigger home.

How did you find this deal and how did you negotiate it?

We did this deal through a local realtor that we knew.

How did you finance this deal?

SBA Loan and savings.

What was the outcome?

The market crashed and we had to wait out quite a while for the market to come back up.

There are always homes. Be patient. Don't jump at the first thing.
