@Eric Coffey not sure of your local market conditions, but if I were you I wouldn't count entirely selling the house on the MLS, first off, theres no way to guarantee youll get an offer in enough time for the loan to close. Most of your potential buyers will likley be using funding, wich means there's a potential you could not close in time if any problems were to arise during escrow,and, again this is assuming you get an offer within the first 45 days, then 30 days to "hopefully" close. I would have a cash buyer vetted just in case or look to work with an experienced investor as I've herd others mention...BEST OF LUCK!

@Bob Barrie I am in a similar situation. Purchased home from distressed seller, I was in the process of finishing up another flip and was trying to be nice by letting the Seller stay for a few weeks after closing. Now that its time to leave they are refusing, stating " I need to evict them". Since I gave them verbal permission to stay now I have to go through the eviction process to get them out. I am meeting with an eviction attorney tomorrow to get the process started. The conversation with the attorney sounded optimistic and he said with the eviction memorandum ending soon we should be able to have them out in 30 days. Hope this is encouraging, will post again of outcome. GOOD LUCK!

@Jeremy Pace no, either of us don"t know who the trustee is...do you think the probate court might have that information?

So I've been working with a seller facing tax lien foreclosure and were finally about to close and she can't find her trust documents in order to clear tittle. ( Her husband passed away and gifted her the property in the trust. The property went through probate and since has not paid property taxes and is scheduled for auction in the next two weeks. I have given seller EMD outside of escrow and am now worried we wont be able to close). The attorney she used she says has since passed away and she cant recollect the firm. I was thinking if we can't locate attorney, no info comes from probate court and seller cant locate documents then we'll have to put closing off, pay her back taxes in order to stop the sale, then work on remedying the title issue (any suggestions??)

Hey @DJ Dawson thanks for the advice! I'm really focused on creating value so intrested more in large-scale type rehabs. On the one hand I'm figuring with the larger projects this is where a GC's knowledge and experience could play a significant role...on the other, I like the idea of more control over subs, timelines, sequence of events and more. Intrested also in the opportunity like you said to build the individual relationships with the subs. I've been going back and forth a little lately so again, appreciate the advice!
