I have fallen off in terms of my activity on BP - it has been a very busy three years, in a good way! As @Ryan Blackstone put it, there is still very much to be excited about in NWA. My partners and I remain very active in the market running Airbnbs and flipping. Opportunity is very much present, and a big part of it has to do with the fact that NWA is still a relatively affordable, high-quality place to live compared to many other markets.

Being from LA County originally, I want to share an eye-opener of a stat. The median household income in LA and Benton County is the same (~$71.5K). Yet, the median sale price for a house in LA County is almost 2.5x that of Benton County!

I'm always looking to buy, so I hope there may be some opportunities for us to work together in the future! Looking forward to staying in touch as we continue this journey!

@Sam Ventocilla I would recommend reaching out to @Michael Ward. I’ve worked with him for the past year and it’s been a great experience. He has some great lender contacts as well.

Hi @Adriano Caraco! I appreciate the honest opinion. You are not the first person to mention that it may be tough to get a good contractor in a timely manner. In addition, I suspect there are issues/inefficiencies in the materials supply chain due to COVID. This is leading to think I may need to look for something more turnkey, at least for the time being.

As for what's driving me to invest in Bentonville, it's mainly my goal of seeking long-term appreciation coupled with the significantly lower home prices compared to where I live (Southern California).

Thanks so much for the recommendations @Leigh Jones! I appreciate you sharing about your personal experience with them. If you don't mind me asking, what exactly did you have done to your personal home? As I mentioned above, I do have concerns about how quickly a rehab project could get done these days.

Hi all!

I purchased my first out of state investment property in NWA (Bentonville) earlier this year. It was essentially turn-key, which was nice for my first deal. However, I am now ready to do some rehab work and create some forced appreciation in the next deal.

I'm looking to buy another single-family home within the next few months. If anybody is willing to share their contractor experiences/recommendations in NWA, it would be greatly appreciated!

Hi @Beni Restea,

My trip went very well! I met some great people including agents, investors, and some local residents. NWA is indeed blooming and I confirmed that I want to invest in the market. Most of the investors in the area are local residents that have identified the growth potential surrounding them. You are right, jobs (especially because of Walmart) and education are a big draw to the area. The market is now very hot and there is a significant premium to pay if you want to be in the immediate vicinity of the downtown square, thus it will likely take some creativity to make a deal work. But I still think the best is yet to come for this region!

Hey all,

Very excited to be making my first post here on BP!

I am a finance and accounting professional from Los Angeles looking to diversify my investment portfolio through real estate. My primary goal is long-term appreciation via buy and hold investing. After extensive research, Bentonville, AR has arisen as an attractive candidate for my first rental property purchase. Some of the most attractive qualities I've noted are:

  • - Strong economy and job market
  • - Strong future job growth anticipated
  • - Median age of homes well below US average
  • - Solid percentage of home renters vs owners
  • - Solid gap between average household income and cost of living
  • - Very low crime rates
  • - Highly rates schools
  • - Overall good weather

From December 26th - 30th, I will be in Bentonville to network and conduct some on the ground research. I am looking to connect with local investors as well as future partners, agents, and property managers.
