I attended one recently, probably by the same ppl, it was good info, learned a lot BUT the tools for real estate investing I THOUGHT I was getting, I didnt get. Its basically a franchise and that's what they are selling.

@Leviticus R I did have a deal in the works but it fell through....the house was owned by a pair of elderly sisters, one wanted to sell but the other didn't. I also learned that wholesaling really isn't for me....currently taking real estate classes to get RE license here in GA. I am still very much interested in flipping...specifically in the Decatur market. Currently searching for a group of investors to pool resources.

Are there any successful new home developers/builders on BP??  (I'm sure there are).  Just wondering how to go about getting started.  I get the basics, buy a plot of land, divide & develop it.  But as far as picking out plans, do you have to copyright them?  How do you pay the contractor and still leave room for a profit?  (I'm assuming there is a formula).  Just asking in general....I've always been interested in developing land and was on John Wieland's site recently and got re-inspired!

Hello, you may want to check out the millage rates for the 2 counties, I'm sure you will find Cobb (Powder Springs) is higher than DeKalb (Lithonia), especially Powder Springs, which is why you're finding the differences in rental comps

What is a safe price estimate for adding a 2nd story to an existing house (1 story, 1500 sq ft.) ?
