 Hey Dan, sounds like you've got a solid plan. Are you local here in Central Florida? If so, I would highly recommend attending local meetups. Start talking with everyone about what you're looking to do and what experience you have, and I'm sure you'll be able to find a good partner.  Like Tyler said above, you should connect with Bernadeau. He runs a local monthly meetup specifically for multifamily.

@Shawn McCormick based on other posts it seems amenities are very important.

Do you think a single family home is worth the premium over a similar size townhome?

Looking to add a STR property to my portfolio. Based on my research and conversations with a few members, I am looking for a 4+ bedroom single family home with a pool for under $500k. I know amenities aren't important, but my price point won't get me in to some of the newer/nicer communities. Any recommendations on communities to look at in my price range?

@Reid Matthews just found this post through my search. I have been looking for LTR in Charleston for a while, but the numbers haven't worked out. I am interested in a STR close to downtown or the beach. I have read the rules. I'm in Florida so it would not be a primary residence.

Anyone have recommendations on areas? My budget is up to $400k if it is furnished.

@Tyler Gibson thanks! Is there a specific area you recommend? I prefer something new or newer with the size for a family. I will PM you.

@Shawn McCormick thanks! I will definitely reach out. Definitely some expenses that I am not use to accounting for in long-term rentals.

I moved to Orlando ~1.5 years ago and I have been looking for small multifamily properties. After analyzing 100+ properties, the numbers rarely make sense and the properties that I have made offers on, I have been outbid.

Obviously, this is a completely different strategy. I know the Orlando market is extremely competitive right now. Are there areas close to the parks (Disney and Universal) where the numbers make sense for short-term rentals? I would like to be around $300-350k. This is out of my wheelhouse and I was curious if other people are still finding deals in this space.

Not sure how technical you are, but I made my own tool. I would at least try to make a basic tool so you understand what is happening in the calculations. Just my opinion.
