It looks like a great idea! 

Also, I was thinking about it and I think if you were going to make shared amenities (like fire pit) you probably would be very successful doing that strategy I mentioned for larger listings.

For big dates I would have one listing that is both the primary and ADU that sleeps 12+, or whatever the number is, and then you can have the ADU and primary again as separate listings for the rest of time.

Perhaps when you get finished it is something I can help you set up!

For anything construction related, I am not very knowledgeable, but there is a real estate group called The Mills Group in town that works a lot with investors and they themselves do a lot of flips so maybe they would be a good starting point.

For STR I would do the two units separately. Since you are doing new construction I would suggest making them private enough where guest have minimal interaction with each other.

For example, I met an agent who is managing an Airbnb with a similar situation. They have a bigger single family home and a tiny home on the property, but there close proximity and shared driveway present functional problems that are undesirable for guests. 

There are more complicated strategies to maximize larger listings that involve having like multiple listings for same property and do individual room rentals when it is slower and then for larger length stays, larger groups, and more desirable dates you'd book the whole space, but I think its easier to just do two separate.

 I haven't personally dealt with any crazy insurance premiums such as the ones people have been advertising in like Tampa, FL. I have however feel victim to some pretty steep bills for property taxes.

Hello Gainesville Investors!

I’ve noticed that there hasn’t been much recent discussion or activity specific to the Gainesville, FL market, so I wanted to start a conversation!

I recently launched a short-term rental (STR) business in Gainesville, and I'd love to hear from other investors in the area. Whether you're managing properties, operating STRs or long-term rentals (LTRs), or just have an opinion on the state of the market, I'm eager to hear your thoughts and any new developments you've noticed.

Here are a few things I’ve observed:

  1. Increased Supply of Rentals
    I’ve lived in Gainesville for a while now, and I remember a time when it was tough to find a rental. I’m wondering if the influx of newer apartment complexes near campus has shifted the supply and demand balance. Perhaps it could be a result of the post-COVID market adjustments.
  2. More STRs on the Market
    Initially, I didn't feel the competition because my Airbnb is a studio, but since I've started working with other Airbnb hosts, I've noticed there's definitely more competition than I thought. My data shows around 300 new STR listings on Airbnb since 2022. I also wonder if some hosts only list during football season and then transition to mid-term rentals (MTRs) the rest of the year.
  3. New Tax Changes Coming in January 2025
    Starting January 2025, Airbnb will automatically collect and remit the 5% tourist tax for Gainesville. This will be helpful for hosts who have already set up their payments with Alachua County.

Despite the oversupply, I still feel there are plenty of opportunities in Gainesville, both for STRs and LTRs.

Hi Anthony, First off, it looks like you did a great job with this particular Airbnb. As to any insight to offer for what it sounds like you'd be interested in doing, I do have one case study that might be of interest to you. There is a Bigger Pockets investor that started with some successful Airbnbs he personally manages of his own in Nashville TN & Columbus Ohio. After he was successful in being more profitable than his neighbours (one thing he's done well with is driving traffic to his direct booking sites to cut out the host sites that take so much in fees) he started taking on investors that put the 20% down for say a DSCR loan. Then as equal partners, he handles all of the property management/bookings. He's so far done well with that model with a couple of Airbnbs here in Gainesville & elsewhere. I'm sure there are several different models you could pursue. This is one that seems to be working for him.
